Job Description:
To manage all aspects of Habitat's construction program in a way
that utilizes staff, volunteer labor and materials to produce
quality homes for low-income families in a safe and affordable
manner. To honor and implement the mission of Habitat for Humanity
of Coastal Fairfield County.
Responsibilities:
Construction Staff Management:
* Manage the Construction Site Supervisor staff.
* Maintain job descriptions for the staff positions within the
construction division that are consistent with the affiliate wide
goals and objectives.
* Appraise the job performance of all direct reports in the
construction division.
* Communicate labor needs to the Volunteer Services Coordinator and
facilitate the matching of tasks to volunteers.
* Coordinate the Affiliate Safety Policy and ensure each Site
Supervisor is aware of, understands and follows the established
Affiliate Safety Policy and Procedures
* Maintain HFHI Competent Person training and ensure all
construction site supervisors remain current with HFHI Competent
Person training.
* Prepare RFP's for subcontracted work. Negotiate final contracts
with subcontractors and ensure timely and accurate completion of
work.
* Ensure all Site Supervisors are trained in HFH CFC policies and
procedures and ensure the quality of their work and interactions
with volunteers.
Material Procurement:
* Procure materials and tools in a timely and accurate fashion and
coordinate building material deliveries to jobsites with the Site
Supervisors as necessary.
* Seek in-kind goods and services for construction division. Ensure
that in-kind donations are reported to the development and
accounting divisions.
* Manage organization of construction warehouse and maintain proper
inventory levels.
Permitting/inspections:
* Complete all relevant building permitting requirements with Town
&/or City building departments.
* Schedule and ensure execution of all necessary inspections; both
municipal and Energy Star related.
* Ensure all Habitat CFC homes are constructed per Energy Star
requirements.
Planning/Construction Finance:
* In consultation with the to the COO and Director of Finance
establish a yearly build schedule.
* Monitor construction schedules and direct Site Supervisors to
ensure construction deadlines are met.
* Update the construction columns on the Habitat CFC Monthly Status
report and monthly Operational Dashboard.
* Establish annual construction budget and monitor actual expenses
against the budget monthly.
* Review all construction invoices for accuracy and code them to
projects/cost codes before authorizing payment.
* Assist with grantmaking by providing construction information as
needed.
* Actively participate in dialogues and ongoing planning with the
COO, Director of Family Services, and other relevant senior
management.
* Work as part of the senior management team to provide support to
the CEO as needed to ensure accomplishing the mission of HFH
CFC.
Home Sales/Warranties:
* Provide timely dates for Dedication and move-in to Director of
Family Services.
* Manage final inspection and Certificate of Occupancy process with
municipalities.
* Conduct final walk-through with homebuyer and Family Services
team.
* Coordinate completion of warranty items with Family Services team
in a timely manner.
Requirements:
* Sufficient knowledge of residential construction.
* Proven experience in the processes and flow of construction tasks
and management.
* Proven proficiency in operations management, e.g., procurement,
scheduling, costing, decision analysis, interdisciplinary
coordination, etc.
* Excellent computer skills and knowledge of Outlook, Word,
Excel.
* Ability to lead, manage, supervise and motivate individuals from
diverse backgrounds and different levels of construction
experience.
* Excellent written and verbal communication skills.
* Good interpersonal skills. Must be able to build relationships
both internally and externally.
* Flexibility regarding work assignments and work hours.
* Demonstrated desire to support the mission of Habitat.
