Job Description:

The Facility/Maintenance Manager assumes overall responsibility for ensuring that the company's facility/grounds and equipment are operational in order to meet business and production needs in a safe, efficient and effective manner. The Facility/Maintenance Manager is also responsible for all safety compliance of company contractors/vendors, as well as monitoring and maintaining the facility's life safety equipment.Essential Duties and Responsibilities: * Develop, implement and manage a facility management program including preventative maintenance and life-cycle requirements * Develop a Planned Preventative Maintenance (PPM) schedule.* Adhere to daily and weekly checks to ensure smooth operation of site; conduct and document regular facilities inspections.* Ensure routine calibration and maintenance requirements of applicable equipment and/or tools.* Allocate and manage facility space for maximum efficiency and implement best practice processes to increase efficiency.* Manage preventive maintenance of facility equipment, including HVAC and office equipment and ensure appropriate documentation.* Responsible for maintenance records by documenting inspections, tests, and repairs on tools and equipment; work closely with equipment operators in regards to record-keeping of repairs, developing trends of anticipated repairs, etc.* Advise on and monitor energy efficiency.* Oversee the cleaning and maintenance of the facility, as well as tasks, projects or initiatives required to meet the General Manager's requirements on an aesthetic level.* Provide prompt response to requests and issues from managers and employees in the facility.* Direct outsourced maintenance operations, contractors and vendors. * Maintain strong working relationships with external vendors and contractors.* Negotiate contracts with vendors including all follow-up communications.* Supervise maintenance and repair of facilities and equipment.* Oversee facility refurbishment and renovations; inspect construction and installation progress.* Obtain competitive quotes from vendors and suppliers; negotiate contracts including all follow-up communications; check completed work by contractors and vendors; ensure delivery and/or completion schedules are met.* Manage and review service contracts to ensure facility management needs are being met.* Ensure effective financial and budget control. * Monitor expenses and payments.* Verify payment and invoicing match contract pricing with contractors and vendors.* Develop and implement cost reduction initiatives.* Generate and present regular reports and reviews of facility-related budgets, finances, contracts, expenditures and purchases.* Create a manageable inventory system to ensure that proper materials are on-hand, as needed, for production and that company assets are known and monitored for loss prevention.* Ensure compliance with health, safety and security across the facility. * Act as the primary Safety Coordinator for the facility on a day-to-day basis, ensuring environmental health and safety; manage specific safety programs (eg, enclosed space, lockout/tagout, respirator, etc.)* Conduct training, as required and/or needed, in safety, PPE, hazardous materials communications, hazardous waste, etc., and act as a role-model for safe handling and appropriate behavior expected from employees.* Respond to facility and equipment alarms and system failures.* Coordinate with the Plant Manager to respond to any accident, injury or illness occurring in the facility or on its grounds, and ensure all necessary reports and/or follow-ups are completed .* Assure security of the facility; develop standard opening and closing procedures for the facility and ensure that anyone entrusted with keys is familiar with those procedures.Competencies:* Cost Consciousness - Works within approved budget; manages project team activities.* Quality - Demonstrates accuracy and thoroughness; looks for ways to improve and promote quality; applies feedback to improve performance; monitors own work to ensure quality outcomes and results.* Safety and Security - Observes safety and security procedures; determines appropriate action beyond guidelines; reports potentially unsafe conditions; uses equipment and materials properly.* Technical Skills - Assesses own strengths and weaknesses; pursues training and development opportunities; strives to continuously build knowledge and skills; shares expertise with others. Training: * OSHA health and safety regulations and requirements, including hazard communications, PPE, etc.* Required to complete annual training in the safe handling of hazardous materials and training for safe operation of equipment involved in the production processes (and to assist in the training of others)* Nadcap requirements* Project management* Budgeting and financial controls* Management training and development programs, as directed by the General Manager#ZR
